The FINANCIAL -- Experts register a slight deficit of "decent" housing real estate on the market in 2009.
Andrii Shulha, the president of the Association of Realtors, gave his opinion at a press conference.
"In 2009, there was a slight deficit of the decent housing. Most of construction projects were frozen and the market lost approximately 50% of commissioned objects... Purchasing an object meeting wishes of purchasers became more difficult," he said.
As the offer essentially shrank on the primary market, the number of proposals on the secondary market grew, he said.
"A lot of owners tried to get rid of real estate objects and the market was overloaded with offers. Consequently, the market turned into the market of purchasers from the market of sellers," said Shulha.
Experts noted at the press conference that the share of offers at realistic prices grew on the market in 2009.
According to Iryna Lukhanina, the director general of the Blahovist real estate agency, in 2009 the number of deals on the secondary market grew. As for the real estate agency, the number of deals under USD 400,000 concluded with the help of the real estate agency grew by 19.1%.
Halyna Melnykova, the director of the Park Lane real estate agency, said the number of deals on elite housing real estate grew in 2009.
Commenting on the performance of the company, she said the number of deals over USD 400,000 accounted for 5.5% of the total number of deals at the end of 2009 against 3.4% in the first quarter of 2009.
According to the Association of Realtors, the market has lost 40-50% in the terms of capitalization since the end of 2008 and over 50% in some segments of the market. The number of deals began to recover in the middle of 2009.
Commenting on the capital investment in the real estate market in 2009, Lukhanina said this index in her company fell by 40.5% to USD 562.5 million.
Also, experts see a negative, in their opinion, trend of the change in the structure of the market, as there appeared deals on exchange of real estate objects and deals with additional payments, but the share of such deals was low.
As Ukrainian News earlier reported, in December, the average prices for residential real estate in Kyiv districts in the secondary real estate market grew by 0.6% or USD 14 to USD 2,182.5 per square meter, compared to November.
