The FINANCIAL — With a flexible sales system and innovative standards, construction company AS Georgia is building a residential complex DIRSI accessible to those from virtually any segment of the population. After a flat is bought, buyers will then not have to worry about any further details.
Quite the opposite, both inside DIRSI’s complex, as well as just next to it, will be everything expected for a comfortable, modern standard of living: nurseries, schools, a shopping centre, playgrounds and sports grounds, a medical centre, recreational zones and restaurants, community facilities and more.
“We have quite a flexible sales system, with which almost anyone can afford to buy a flat at DIRSI. Buyers can apply for internal interest-free instalments from the moment of payment until April 2016. On top of that mortgages are available from banks with preferential terms. We also provide several types of discounts, depending on the purchasing volume and initial deposit volume,” Aleksei Naimushin, Deputy Director at AS Georgia, told The FINANCIAL.
With initial payment of 61-80%, consumers are given a 3% discount. The discount will be 5% if the initial payment reaches 81-100%. Special discounts are also available depending on the number of square meters. Purchasers of 200-500 square meters will be given a 3% discount and 5% will be offered to those who buy up to 1,000 sq.m. If consumers apply for several discounting terms, then the discount amounts will be combined.
DIRSI’s construction is currently located over 20 hectares of land, where 22 residential buildings with a collective total of 5,228 flats are being constructed. This consists of about 440 thousand square meters of living space. The total building space is over 700 square meters including parking, recreational zones and other infrastructure necessary for a comfortable living environment.
“We are building the flats “turnkey”; the buyer of one of our homes will only have to enter the flat and they can start living there. A completely furnished flat will meet buyers at DIRSI: an in-built Italian kitchen induction cook top, an oven, two-compartment refrigerator and air extraction system; completely furnished bathroom; central heating; telephone, internet and television lines,” said Naimushin.
Naimushin said that the complex by DIRSI is an innovation in many aspects. He singles out the power supply as an example. “The complex will have its own 110 KW power plant; we will receive our power supply directly from the producer. The low cost of this power supply is of great importance, as DIRSI will not have gas. According to International Safety Standards, multi-storey buildings are not permitted to have gas. Regarding hot water and heating, the boiler will be built on the territory of the complex, supplying the whole complex. This means that the heating and hot water will be centralized. Each flat will have supply meters to record the amounts of resources used,” he explained.
DIRSI is the first complex in Georgia where the newest sound isolation system will be applied. With this system outside noise is almost unheard which makes the flats that much cosier.
“It is also very important to note that special panels will be applied to the buildings’ façades, helping to save 30% of energy on cooling/heating. In terms of energy efficiency, flats’ utility expenses in the complex will be very low, which is definitely of importance to buyers,” Naimushin said.
“After potential buyers are made aware of all the services acquired together with the flat, choosing DIRSI is obvious,” said Naimushin.
AS Georgia manufactures almost all its own building materials: metal meshes, building blocks, and concrete, which in turn decreases the net cost of the construction and provides a guarantee of high quality.
Proceeding from the building technology, all the buildings that will be constructed in the DIRSI complex will have seismic resistance to up to a 9 point earthquake.
The new DIRSI residential complex of modern design is located in a historical part of Tbilisi, between Cholokashvili Street and the Mtkvari river. The open and expansive space, with its panoramic views on Old Tbilisi, the Mtkvari river and mountains, will create a lovely living environment for DIRSI residents, free from urban noise. In this place there is both a beautiful view of the mountains as well as of the river.
“This district is not fully developed yet. Our complex is a few minutes drive from Liberty Square. Our aim is not to just build several buildings, but a whole district, an ecologically clean residential complex with planting of three times more than that required by the standards. There is naturally good air here which is very important for supporting a healthy environment.”
At the stage of designing the complex, the company tried to foresee all requirements and needs of future residents of DIRSI, which was reflected in the unique architectural decisions of the project.
“The minimum distance between the residential buildings is 30 meters. That particular distance ensures adequate natural light for all the buildings, keeping all the conditions necessary for airing and insulation. Streets and pedestrian paths are designed so that the children from any buildings can get to the existing school without having to cross the motorway. As a result of the speed of modern urbanization, such typical city problems have been discovered to be a lack of proper planning. DIRSI’s planting zone is three times more than the norm and is 50 thousand square meters in total. The underground and surface parking in the complex are enough for 4,800 cars in total which will be sufficient for the residents of the complex as well as for extra guests,” Naimushin explained.
“The medical centre equipped with all modern technologies will be situated over space of 2,000 sq.m. A highly qualified team of doctors will be on-call 24 hours a day to take care of the health of the DIRSI residents. For the wellbeing of DIRSI residents, 2 schools and 2 nurseries will operate in the complex. The schools of the complex are calculated to cater for 600 children and the nurseries – for 300 children,” he added.
For the maximum comfort of DIRSI residents, a shopping and leisure centre will be located in the complex, which is likely to fast become a favourite place to congregate for residents of Tbilisi.
According to Naimushin the DIRSI complex will offer Tbilisi residents the best choice of relaxation and leisure possibilities after a tiring day at work. “Cafes and restaurants situated on the boulevard will offer DIRSI guests and residents panoramic views and a nice escape.”
“Near the residential complex, an amusement park spread over 15 hectares will become a favourite place of both children and adults,” said Naimushin.
In the country, AS Georgia is only interested in Tbilisi. The company has 15 hectares of land within the territory of the complex where an amusement park will be built. “We are also planning to build a cottage type settlement within the territory,” Naimushin told The FINANCIAL.
