S.M. In the dynamic market of real estate, we have picked a noticeable shift in consumer preferences, signaling a contemporary inclination towards alternative demands. Once characterized by a preference for smaller spaces accommodating more bedrooms, today’s clientele is increasingly drawn to expansive residences.
The evolving landscape reflects a heightened desire for larger homes, where different sections flow seamlessly within spacious layouts. As an example, while previously customer might show a preference for, let’s say, 2 bedrooms within a 60m2 space, there is now a surge in requests for a single bedroom nestled in a more spacious 80m2, underscoring a wish to cultivate a more inviting ambiance in generously proportioned living spaces.
N.B. We’ve also observed a growing trend where residents are expressing increased interest not only in their homes but also in their surroundings, taking note of more detailed features such as infrastructure and recreational areas. Gumbati Holding is actively involved in this domain, working diligently to cater to the diverse needs of our customers, as a significant majority of them are actively seeking enhanced living experiences.
Q. What were the initial expectations for your business development, and how have they evolved over time?
N.B. A. Our approach to business development has always been forward-looking. This entails a dedicated focus on ensuring both customer and employee satisfaction. Our business strategy is centered on taking care of our customers and employees alike.

Take, for instance, Vake Residence, with the terrace unique only to this project situated on the tenth floor, a spacious area where recreational infrastructure is cultivated to provide comfort to our customers.

S.M. Among our diverse portfolio, notable projects include the business center at Vera. However, a standout is the multifunctional project, Vake Residence, located just 100 meters from Chavchavadze Avenue, in the City Centre of Tbilisi.
N.B. Vake Residence boasts distinctive features that set it apart. Notably, it holds the unique distinction of being the sole project of its kind in our city. An exemplary attribute is the terrace, situated on the 10th floor—a spacious haven where recreational infrastructure is meticulously crafted to provide comfort to our valued homeowners.
Q. What sets apart the current year for Gumbati Holding?
N.B. The year 2023 proved to be notably active for Gumbati Holding, marked by expanding its team with accomplished members that have positively impacted our productivity and ongoing projects.
In the same year, we have initiated rebranding, deeming it a particularly successful period in our years of involvement in the development sector. A pivotal project during this timeframe was the introduction of Vake Residence.
S.M. In 2023, our aspirations were high, leading to the launch of a substantial project—the expansive Vake Residence, representing Gumbati Holding’s largest endeavor. This residential complex, comprising five blocks, introduced innovative features, including a 3000m2 recreational area and a 4000m2 open terrace nestled between balconies.
These additions aimed to enhance the comfort and leisure opportunities for our residents in the midst of a densely populated city.
N.B. Reflecting on the year’s accomplishments, it was a highly productive period. I am pleased to share that Gumbati Holding surpassed expectations not only in terms of sales but also in the realms of development and scalability. As we look ahead, we approach the coming year, 2024, with a sense of optimism and enthusiasm for what lies ahead.
Q. What distinguishes the investment appeal of Gumbati Holding’s projects?
S.M. Among the projects developed by Gumbati Holding, a notable investment advantage lies in the pricing strategy, determining the return on investment, and particularly for those who have put trust early in our projects, there has been a nearly double the increase in their initial investment. I firmly believe that as our projects come near completion, property values will continue to skyrocket.
N.B. The current landscape of financial investment in real estate presents lucrative opportunities. Initial investments in project value tend to appreciate upon completion.

N.B. Gumbati Holding presently undertakes the development of multifunctional projects, encompassing commercial and office spaces. We anticipate continuing in response to substantial demand, further evolving and growing in this direction.
Q. Does Gumbati Holding have plans to venture into the development of individual luxury properties?
S.M. In the foreseeable future, we do have some plans in the pipeline for developing individual luxury properties, but at this point, we prefer not to divulge specifics. We anticipate hosting a presentation in about a year where we will reveal further details.
N.B. The creation of private, luxurious spaces is on our agenda, and we’ll be providing more comprehensive information in 2024. This endeavor is set to distinguish itself from other projects in the city, embodying the unique signature of Gumbati Holding.
Q. What objectives has Gumbati Holding set for the year 2024?
S.M. In the spring of 2024, Gumbati Holding plans to unveil a new multifunctional project, with the official presentation scheduled for the same year.
N.B. Throughout 2024, we will be actively progressing with the construction of Vake Residence, with a substantial portion of the project scheduled for the monolith construction phase. The anticipated completion of the project is set for 2025. Additionally, we look forward to soon announcing several intriguing projects.
